Red Flags

A deal breaker shows the property as grade C whatever its composite score is. A complication is not a deal breaker — it lowers the Acquisition Complexity score instead.

Environmental Contamination
Deal breaker — shown as grade C
Contamination or EPA involvement creates liability
Active Bankruptcy
Deal breaker — shown as grade C
The automatic stay blocks transactions until it is resolved
Government or Public Owner
Deal breaker — shown as grade C
County, city, state, and school-district parcels are not acquirable through standard channels
IRS Lien Present
Complication — lowers Complexity, not a deal breaker
Requires negotiation with the IRS, and a 120-day federal redemption window, before clear title
