LienSuite is the platform I built because I needed it myself. After 20+ years in real estate, I got tired of manually pulling tax delinquent lists from county websites, one at a time, and trying to figure out which properties were actually worth pursuing.

About the Founder

I'm Nick Molinaro, a licensed real estate agent and investor based in Miami, Florida. I've been in real estate since 2003 — buying, selling, and investing in properties across multiple states.

I've spent 20 years in tech — from running an IT company to being an early Bitcoin adopter to building with AI before most people knew what a large language model was. That combination of real estate experience and a nose for emerging technology is what makes LienSuite different from other tools in this space.

I built LienSuite to solve my own problem: finding curative title and distressed property deals without spending hours on county websites. The scoring, the heir signals, the deal pipeline — all of it came from the workflow I was already doing manually. I just automated it and made it available to other investors.
