Built for wholesalers

The county already found your motivated sellers.

Owners with years of unpaid property taxes are among the most motivated sellers in any market — and every county publishes the list. LienSuite pulls those rolls weekly, attaches skip-traced contact info and equity scores, and flags deceased owners and heirs — so your next deal comes from data your competition hasn't touched.

Wholesaling's dirty secret: everyone has the same list.

The lists everybody buys are stale, over-mailed, and missing the one thing that matters — a reason for the owner to sell.

Your 'off-market' list is six months old.

Aggregated data resellers refresh slowly. By the time a lead reaches your CRM, three other wholesalers already mailed it — twice.

No distress signal, no deal.

Absentee ownership alone isn't motivation. Years of unpaid taxes with a county deadline approaching is. Most lead tools can't tell you either.

Skip tracing is a second subscription.

Export from one tool, upload to another, pay again, merge the results back. Every list costs you an evening before the first touch.

Half the owners are deceased.

Inherited and estate properties dominate delinquent rolls. Without heir signals you're mailing a name that can't sign a contract.

County websites weren't built for this.

The actual source data lives in courthouse PDFs and clunky portals, formatted differently in every county. Nobody has time to parse 300 of them.

You find out about the auction with everyone else.

Once a sale is scheduled and public, competition floods in. The window for a clean assignment is the months before — if you know where to look.

What LienSuite does for wholesalers.

County-direct motivated-seller data with the contact info and distress signals already attached.

Fresh rolls, straight from the county.

We parse every covered county's delinquent tax roll weekly — leads sourced at the courthouse level, not resold from an aggregator every competitor already mailed.

Equity-forward deal scoring.

Every property ranked 0–100 by equity, tax debt, owner situation, and distress signals — contact the sellers with room for a deal, skip the underwater ones.

Skip-traced contacts built in.

Owner names, mailing addresses, and skip-traced phones inside the same platform — no export-and-reupload shuffle with a second tool.

Deceased-owner and heir flags.

Records carry deceased signals and heir research, so you know when you're really negotiating with an estate — and who can actually sign.

Absentee owners, obvious at a glance.

Owner mailing address next to property address on every record, so out-of-state and distance-motivated sellers stand out immediately.

One-click CSV to your dialer or CRM.

Export your shortlist formatted for mail merge, dialer upload, or CRM import. From county roll to live campaign in minutes.

Every county LienSuite covers.

514 counties across 50 states. Click any county for its current delinquent tax list — your next campaign starts there.

Not seeing your county? We cover 514+ counties across 50 states total — pick yours in the sample form above.

Wholesaler questions, answered.

Why are tax-delinquent owners good wholesale leads?

Unpaid property taxes are one of the strongest distress signals in public data. These owners face a hard deadline — if the taxes stay unpaid, the county eventually sells the property — and many are absentee owners, tired landlords, or heirs who never wanted the property. That combination of motivation and deadline is exactly what makes an assignable deal.

How is this different from a list broker or aggregator pull?

Source and freshness. Most lead platforms aggregate and resell the same recycled datasets every wholesaler in your market already pulls. LienSuite parses county delinquent tax rolls directly and refreshes weekly, then layers on deal scoring, deceased-owner and heir flags, and owner contact info. You're working the source document, not the tenth-generation copy.

Is it legal to contact these owners?

Reaching out to a property owner with an offer is ordinary direct marketing — but channel rules still apply. Direct mail is the workhorse; calls and texts must respect TCPA and do-not-call rules. LienSuite gives you the data and the contact info; run your outreach through compliant channels.

Can I export to my CRM or dialer?

Yes. Any list you build exports to CSV with owner, address, and scoring fields — ready for mail merge, dialer upload, or CRM import.

What does the 100-record free sample include?

A CSV of 100 real tax-delinquent parcels from the county you pick — owner name, mailing address, parcel address, estimated value, delinquent amount, and our internal deal score. Same data we give paying customers. No signup until you request the download.
