At the annual tax-lien certificate sale on the first Monday of October, investors buy a certificate of purchase that earns 8% per year and is redeemable for two years. Parcels that remain delinquent for roughly three or more years move to the resale, held on the second Monday of June, where the county treasurer conveys the property itself by a resale deed that vests fee-simple title and cancels prior taxes and outstanding tax-sale certificates. So whether you receive a lien or a deed depends on which sale you attend. Both sales remain active statewide — the October certificate sale has not been eliminated. Resale deeds are frequently cleared through a quiet-title action before the title is marketable.

Bidding & Auctions

At the October certificate sale, bidders bid the amount of taxes, interest, and costs due; when more than one bidder wants the same parcel, the county treasurer awards it by a fair and impartial drawing rather than a competitive bid-up. The June resale is a premium, highest-bid auction with an opening bid set at the lower of two-thirds of the assessed value or the total taxes, assessments, penalties, and costs owed. Most Oklahoma sales are conducted in person at the county treasurer's office or courthouse; online bidding adoption is limited and varies by county.
