What do I get with the free download?
When a free county sample is available, its row count scales with the county's eligible inventory, up to 500 rows. It is a representative cross-section, not only the best-scored properties, and includes deal grades (A through C) plus available source fields such as property addresses, legal descriptions, tax owed, delinquency years, property type, and owner details. Numeric scores and paid distress-signal columns are not included. Create a free account to download it; no credit card required.
What's the difference between Starter and Pro?
Same data, smaller portions. Starter ($19.99/mo) is Pro scaled to about a quarter: a 25-case pipeline, 10 Cade messages/day, 3,000 CSV rows/month, 1 bulk county download/month (2.5K rows), and a weekly hot sheet — everything else (all counties, owner contacts, scores, skip trace, Scout, heir research on saved cases) matches Pro. How is this different from other lead lists?
Most lead lists are filtered, marked up, and sold to dozens of investors. You're getting raw county data—direct from tax offices—with scoring that helps you find what others miss. And with free downloads, you can verify the data quality before committing.
Other tools advertise free skip tracing. Why do you charge credits?
Check which plan the free skip tracing is actually on. PropStream, for example, includes it from their $199/mo Pro tier — on their $99 Essentials plan it's $0.12 per contact. Pro here is $66/mo, and you only spend a credit when you choose to reveal a specific owner. If you skip trace a few hundred records a month, bundled plans can work out cheaper and you should take them. If you're working a scored list and only pulling contacts on the deals worth calling — which is the way we'd suggest using it — you'll spend less in total, because you're not paying a subscription premium for lookups you never run.
Can I cancel Pro anytime?

Is there a limit on free downloads?
A free download is a representative sample of the county's list with grades and available owner names and mailing addresses — a sample, not the best deals (3 downloads a day, up to 2 counties a calendar month). Pro subscribers can download 2 delivered county-source files per month (up to 10K rows each) for prospecting, plus export filtered working lists (2,500/export, 25/day) with numeric score details and available owner information. Single county purchases are also available: $27 (raw) or $39 (with scoring).
