How Tax Delinquent Property Sales Work in Nevada
Nevada is predominantly a tax-deed state. After property taxes go delinquent, the county treasurer holds the property as trustee rather than selling a lien. The owner then has a roughly 2-year period — running from the first Monday in June of the year the trustee certificate is dated — to redeem. If that period passes without redemption, a deed to the county trustee issues and the county auctions the property to the public. The winning bidder receives a quitclaim deed from the treasurer-as-trustee and takes title; there is no redemption after the sale. A separate, optional tax-lien-auction regime exists in statute, but very few counties have adopted it, so in most counties — including Clark and Washoe — the product is a deed, not a lien. Confirm the specific county's mechanism before bidding.
Bidding & Auctions
Nevada trustee sales are premium, highest-bid auctions — the property is sold to the highest cash bidder at or above a minimum that covers taxes, penalties, interest, and costs. It is not a bid-down or interest-rate auction. Several Nevada counties, including Clark, run their trustee auctions online through Bid4Assets; others still conduct in-person or sealed-bid sales. Timing is set by each county treasurer, with at least one auction per year — commonly in spring, and some counties add a fall sale. Redemption & Penalties
In Nevada, redemption happens before the sale, not after. While the treasurer holds the property as trustee, the owner may redeem for the roughly 2-year period running from the first Monday in June of the year the trustee certificate is dated. Once that period expires without redemption, the deed to the trustee issues and the property is auctioned — and after the trustee auction there is no redemption. The buyer's title is subject only to an approximately 2-year window in which the former owner may sue to challenge the sale; during that window title insurance is typically unavailable, so many buyers wait it out before reselling.
