Colorado counties sell tax lien certificates at annual online auctions, typically in October or November. The buyer receives a certificate of purchase on the delinquent parcel — a lien that accrues interest, not the property. After 3 years, if the lien is still unredeemed, the certificate holder may apply for a treasurer's deed. Redemption is allowed at any time before the treasurer's deed is actually executed, so the practical window can exceed 3 years, and the certificate remains valid for up to 15 years. Registration usually opens in late September. Realauction, SRI Incorporated, and county treasurer online portals host the sales.

Bidding & Auctions

Colorado uses premium (bid-up) bidding: liens are struck to whoever pays the highest premium above the taxes, interest, and costs owed. Ties or no-premium lots are resolved by rotational or random selection in some counties. The critical catch is that the premium you pay earns no interest and is never refunded on redemption — only the taxes-and-costs base accrues interest. So bidding large premiums crushes your effective yield, and the real return comes from base interest plus subsequent-tax endorsements.

Redemption & Penalties

The owner or any party in interest redeems by paying the taxes, delinquent interest, and costs for which the lien sold, plus redemption interest from the sale date, plus any subsequent taxes endorsed on the certificate at the same rate. The interest rate is set annually at 9 percentage points above the federal reserve discount rate in effect on September 1, rounded to the nearest full percent (CRS 39-12-103(3)); the 2025 sale rate was 14%. The premium is lost on redemption. Persons under legal disability get an extended window.
