When does the redemption clock start in Delaware?

For monition-method sales it runs 60 days from the day the Superior Court approves and confirms the sale — not from the auction date. Court confirmation can lag the auction by weeks, so the effective window is longer than 60 days from the sale itself.

What premium does the owner pay to redeem?

15% of the purchase price for monition-method sales and 20% for direct (scire facias) sales, plus all costs incurred. It's a flat penalty, not annual interest — redeeming quickly still costs the full premium.

How many counties hold these sales?

Three — New Castle, Kent, and Sussex — each running its own sheriff-sale calendar as monition actions ripen. There's no statewide annual date, and total inventory is small.

Do I get the deed at the auction?

No. The sale must be approved by the Superior Court, and the deed issues only after the 60-day redemption period closes without redemption, when the purchaser petitions the court to have the sheriff execute the deed.
