What return does a Wyoming tax lien earn?

A 3% penalty on the amount purchased in the first year, plus 15% simple interest per year from the date of sale. Subsequent-year taxes paid by the certificate holder also accrue 15% interest.

How does Wyoming's bidding work?

It's rotational, random-draw bidding — not a premium or bid-down auction. Investors' names are drawn at random, and the drawn bidder can take the next certificate at the minimum (taxes plus fees) or pass. You can't strategically target parcels.

How long until I can apply for a Wyoming tax deed?

Four years from the date of sale. The owner may redeem any time before a deed issues. The holder may apply for a deed no sooner than four and no later than six years from the sale; waiting past six years can void the certificate.
