Washington Tax Sale Questions
When are Washington tax foreclosure sales held?▾
Timing varies by county, but sales are typically annual and most commonly held in November or December. Some counties post their parcel lists in November with online bidding wrapping up in early December.
Do I get the property or a lien certificate in Washington?▾
You get the property. Washington is a tax-deed state — after a court judgment of foreclosure, the county treasurer conveys fee title to the winning bidder by treasurer's deed. There is no tax-lien certificate to buy and no redemption interest to earn.
Can the former owner redeem after a Washington tax sale?▾
Generally no. Ordinary owners must redeem by close of business the day before the sale. The only post-sale exceptions are a three-year window for a minor or legally incompetent owner, and a 120-day federal redemption right where an IRS lien attached.
How are Washington tax sales conducted?▾
Most counties run the auction online through Bid4Assets, the dominant statewide platform, while some still sell in person at the courthouse. Bidding is a premium, highest-and-best format opening at the total of back taxes, interest, and costs.
