Missouri Tax Sale Questions

When is the Missouri tax sale?

Annually on the fourth Monday of August, county by county, under Chapter 140 of the Revised Statutes of Missouri.

What is a "third offering" in Missouri?

The redemption period shrinks as a parcel is re-offered. First and second offerings carry a 1-year redemption; a third offering carries just 90 days; and post-third-offering parcels are sold with no redemption and yield an immediate collector's deed.

How much interest does a Missouri certificate earn?

Up to 10% per year on the certificate amount, set in the certificate itself. The surplus you bid above the opening amount earns no interest and is held by the county for the owner or lienholders.

Do I get the property if the owner doesn't redeem?

Only after you serve the mandatory statutory notice to all interested parties; then you can obtain a collector's deed. Skip that notice and the deed is void, so budget for a quiet-title action.
